Bengaluru To See Another Year Of Strong Office Realty Demand, Supply

By Anuj Puri, Chairman & Country Head, JLL India Demand in 2016 pegged at around 10 mn sq ft, supply at 8-8.5 mn sq ft Bengaluru, which has a total stock of 96 million sq ft of grade-A (non-captive) office space, is currently staring at a shortfall in the supply of office space. Interestingly, the trend of leasing remains strong. Although there is demand for 10 mn sq ft, supply of only 8-8.5 million sq ft non-captive office space is expected to come up in 2016. Around 4 million sq ft were leased out by occupiers in 1Q16 alone. Compared to the total leased area in 2015, completion in the city stood at 7.2 mn sq ft last year. Bengaluru...

Property Circle Rate Vs. Market Rate: What You Need To Know

By Rohan Sharma, Senior Manager – Research & REIS, JLL India Circle rate is the minimum value at which the sale or transfer of a plot, built-up house, apartment or a commercial property can take place. Market price is the value of such an asset for a transaction between a seller and buyer which is done at an arm length’s principle - with the price determined by the market forces of supply and demand. Circle rates are usually defined by the local state government’s revenue departments or the local development authorities, in line with what they perceive the prices at which property sale or transfer should be undertaken. As such, circle rate is usually a determinant or a reference rate at best. Market rates, on the other hand, are determined by the seller’s expectation of price and the buyer’s inclination to pay. Across all property markets in India, the circle rates are invariably much lower than the actual market rates. This is because: · Circle rates are not reviewe...

India's Real Estate Story Still on Track: Shishir Baijal of Knight Frank India

By Shishir Baijal, Chairman and Managing Director, Knight Frank India Overview of Indian Real Estate sector in 2013:  Real Estate and infrastructure witnessed unprecedented growth in the last two decades. However, with growth comes the slack, and with the economies facing a slump in the past few years, no sector has been left unscathed Monetary tightening resulting from the Reserve Bank of India's measures to control inflation was the major macro influence on the real estate sector in India, through most part of the year. High interest rates, spiraling vacancy levels and lower margins arising from inflationary pressures too, led to a slowdown of construction activity leading to a drop in new launches, and also delayed project delivery by several months. Developers with exposure to residential projects are particularly worried, with slowing sales leading to a situation of oversupply in many parts of the country. Mumbai and Chennai , which are land-locked from one side by ...

Cushman & Wakefield's Sanjay Dutt on Indian Real Estate in 2014

Sanjay Dutt, Executive Managing Director, South Asia, Cushman & Wakefield Residential Real Estate 2014 The slowdown in the Indian economy continued as the Reserve Bank of India revised the real GDP growth rate forecast for 2013-14 downwards to 5.0% from 5.7%. Economic slowdown has had a an impact on the end user sentiments that has impacted the absorption of residential units ultimately leading to a slowdown in the values.  The strong headwinds that the domestic economy has been facing since the last year due to structural issues like high fiscal and current account deficits, and delay in reforms are expected to remain until the general elections next year. As a result, the first half of the year may maintain status quo and improve thereafter in the second half.  The looming scenario of tapering of the US Fed's liquidity infusing Quantitative Easing programme in 2014 could result in investment outflows as was seen earlier this year and dictate the currency fluct...
